Booking Terms & Conditions

  1. Booking and Payment

A booking is confirmed upon receipt of a non-refundable deposit of 15% of the total rental amount. The remaining balance must be paid no later than 30 days prior to check-in. If the booking is made within 30 days of the arrival date, the full payment is due at the time of booking. Payments may be made via bank transfer, credit/debit card, or PayPal.

  1. Cancellation Policy

Cancellations must be made in writing (email is acceptable). Refunds will be issued as follows:

- More than 30 days before arrival: Deposit forfeited, balance refunded.

- 14–29 days before arrival: 50% refund.

- Less than 14 days before arrival: No refund.

We strongly recommend that guests take out suitable travel insurance.

  1. Check-In / Check-Out

Check-in: From 4 PM on arrival day.

Check-out: By 10:00 AM on departure day.

Early check-in or late check-out may be arranged in advance and may incur an additional charge.

  1. Occupancy

Maximum occupancy is 6 guests (plus 2 children). Only guests listed on the booking are permitted to stay. No events, parties, or unregistered visitors are permitted.

  1. House Rules

No smoking or vaping  is allowed anywhere on the property. No pets are permitted unless explicitly agreed beforehand. Quiet hours: 10:00 PM – 8:00 AM. Guests must keep the property and furnishings in good condition and report any damage.

  1. Security Deposit

A refundable security deposit of £300 is required. It will be returned within 7 days after check-out, provided no damage, breakages, or extra cleaning is required.

  1. Damages and Breakages

Guests are responsible for any damage or loss caused to the property or contents. Costs may be deducted from the security deposit or invoiced separately if necessary.

  1. Liability

The owner is not liable for accidents, injuries, or loss of belongings sustained during the guest's stay, unless due to owner negligence.

  1. Utilities and Internet

Electricity, water, and Wi-Fi are included. While we aim to provide uninterrupted internet access, outages may occur and are outside our control.

  1. Cleaning

The property is cleaned prior to arrival. Guests are expected to leave the property tidy and dispose of all rubbish appropriately.

  1. Access

The owner or their representative reserves the right to access the property for urgent maintenance or inspection, with reasonable notice.

  1. Privacy and GDPR Compliance

We are committed to protecting your personal data in accordance with the UK General Data Protection Regulation (UK GDPR). The personal information you provide (such as name, email address, phone number, address, and payment details) is used solely for:

- Managing your booking;

- Communicating important information about your stay;

- Meeting legal, tax, or insurance obligations.

We do not share your personal data with third parties, except where required by law or with service providers who help manage the property, and only where necessary.

We retain your data only for as long as needed to fulfil the purposes above, and in accordance with legal obligations. You have the right to:

- Access the personal data we hold about you;

- Request correction or deletion of your data (subject to legal requirements);

- Object to processing or request restriction;

- Lodge a complaint with the Information Commissioner's Office (ICO).

  1. Force Majeure

The owner is not responsible for cancellations, damage, or inconvenience caused by events outside of their control, including natural disasters, government actions, pandemics, or utility failures.

  1. Governing Law

These Terms and Conditions are governed by the laws of England and Wales (or Scotland/Northern Ireland, depending on location). Any disputes will be subject to the exclusive jurisdiction of the UK courts.
